                                                  Here is my own story.

A generous friend called Thando helped me in 2007 to get employment as a Sales Negotiator at a real estate agency.

My job was to help home seekers find a home of their dreams. 

It was a huge responsibility involving people’s lifetime savings.

 

I remember at one point having to safely keep

 $40 000.00 worth of Avenues flat sale

 proceeds as I waited for the seller to collect

 his money.

 

As I look back today I realize that real estate wasn’t just a job but a character development experience also.

Joining Team DayCast is a continuation of this journey in a sister industry – building design and construction. Helping both local and diaspora Zimbabweans turn their dream homes into real homes is a huge responsibility too.

Life time savings are also involved. A professional character is also demanded.

Apart from me other members of Team DayCast also have  interesting stories to tell.

Take for example Mr Rogers Muchinapo a senior team member, the guy started designing and constructing homes and buildings in 1992.

 

It all started when a client asked him to

 translate his abstract ideas into legible

 building designs.

 

After the designs were done the client was so impressed by the designs made by Mr Muchinapo such that he asked him to build the real building.

 Building design is involving and it demands a whole professional called an architect. Building construction is also involving and it requires another whole professional called a contractor.

For one man to do both intrigued Mr Muchinapo because building a house whilst being inspired by the original vision not mere paper drawings enabled him to do work that better satisfied client needs.

 It was like the client building the dream house themselves !

One of the worries you might have is “ Will my house be built exactly as I envisioned it ?” Isn’t it ?

Our one stop shop approach merging design and construction has helped us perfect our skill in this area and have made it our life’s work.

There is a roadmap or steps that can be taken in order to translate this dream into a real home.

Here are these;

 

(1) Dream


“A dream is a cherished aspiration, ambition or ideal.”  This is according to Oxford Language an online dictionary.

This is not a requirement but it is important. In life in order to create the motivation to achieve your goal you must have the burning desire to reach it.

(2) Translate The Dream To Legible Designs


From dreams about the future home you may begin with drawing sketches. I would like you to go a step further by creating legible designs commonly known as building plans.

To have building plans drawn you need an architect.

Benefits Of An Architect

(a) It is an offence to commence construction without an approved plan. An architect therefore will create legitimate drawings that satisfy relevant City Council by-laws.

(b) Following the above the architect will play the role of moderating your plan so that your vision and building laws in your area find each other.

  

(3) Translate The Designs To A Building


After drawing your building plans the architect passes on your plans to the contractor so that he builds your house.

So what are the steps taken by the contractor to build your house ? The steps taken are the stages the City Council require as necessary for the final issuance of a certificate of occupation.

Here are these;

 (a)Siting And Foundation Level

(b)Damp Proof Level (Box)Prior To Concrete Casting

(c) Lintel Level

(d) Wall Plate Level

(e) Roof Trusses

(f) Final Test For Certificate Of Occupation




4 Common Mistakes When Building A House
 


(1) Not Knowing Your Key Performance Indicators (KPI)

First of all you must determine what a successful building project is. There are three simple Key Performance Indicators (KPIs) that are used to assess this, none more important than the others;

1. Cost (preferably low)
2. Quality (preferably high)
3. Time (preferably low)

These can be weighted differently depending with your project.

For example, if your project is for investment purposes, Cost will of course be most important. If you are building a multimillion dollar property, you are going to be most interested in Quality. If the project is a school being built in time for the start of term, Time trumps the others.

However, all three KPIs will always be of some importance and worth considering.

 

(2) Not Having A Contingence Fund

You might think you have planned everything well from the outset, and you are happy. Nothing can go wrong, right? Wrong!

The things that will impact your project more than anything else can all be placed under the rather wide umbrella of Unforeseen Events.

The contractor will deserve additional Time and money for any additional work as a result. You must therefore set aside a contingence fund for this.

 

(3) Compromising Location For Price

A huge mistake that homeowners make concerning custom homes is compromising location for price.

Although a cheaper stand may be tempting, you have to remember location. In terms of property, amenities are key.

Homes in prime locations like medium to low density areas ( Mainway meadows to Borrowdale in Harare) are instantly valued higher.

If you build a Borrowdale house in Budiriro 5 you are over-investing and you will likely sell at a loss in the event that you decides to do so.

 

(4) Failure To Know Zoning Laws

Not knowing the proper building codes or zoning laws will put your home at risk of being condemned. For example in high density areas the City Council doesn’t allow people to build double story houses.
